Please be respectful of check-in and check-out times to ensure proper cleaning of the cottages.
Damages/Cleaning deposit:
A $300 cleaning/damage deposit will be taken upon arrival.
Any damage that is caused to the cottage or rental equipment will be taken from the cleaning/damage deposit. Please notify us immediately if anything breaks.
We expect the cottage to be left in the same conditions as when you arrived. A cleaning fee will apply in case additional cleaning is required due to the cottage being left in a dirty condition. The deposit will be returned to you after the cabin has been inspected.
No smoking:
No smoking is allowed inside the cottages, the decks or on the pool deck. If any evidence of smoking is found inside the cottage, the $300 damage/cleaning deposit will not be refunded.
Fragrance free policy:
Many people are extremely sensitive to perfumes, colognes and lingering food smells. Please do not spray perfumes, colognes or after shave in the cottage. Please do not cook strong flavored food inside the cottage.
Any lingering odors will result in the $300 damage/cleaning deposit not being refunded.
Please help us to accommodate our guests who are sensitive to fragrances and odors.
No pets:
Due to guests with allergies, we don’t allow any pets onsite.
Quiet Hours:
Quiet hours are between 10PM and 8AM
Deposit and Payment:
In order to secure the reservation, a 50% deposit is required. The remaining balance will be processed upon arrival.
Cancellation policy and COVID-19 Restrictions:
31 days prior to arrival date, the deposit will be refunded minus a $50 cancellation fee.
Within 30 days of the arrival date, the deposit is non-refundable. If the cabin booked is re-rented, the deposit will be returned minus a $50 cancellation fee.
There will be no refunds due to late arrivals or early departures.
COVID-19: In case of any government restrictions in terms of travel bans, closure of provincial or international borders and/or prohibiting the operation of short term accommodation rentals, the deposit is refundable minus a $50 administration fee.
Maximum occupancy and extra person fees:
The maximum occupancy per cottage cannot be exceeded.
Extra person fees:
Adults: $35 per person per night
Ages 6+: $15 per person per night
Children under 6 years: Free
Infants and children under 6 years are included in the occupancy number.
Linens and Towels:
Linens and towels are not provided. Please notify us in advance if you would like to rent these
items for a rate of $20 per person.
Linen package: 1x fitted sheet, 1x pillowcase, 1x bath towel
Amenities:
The kids playground, pool and waterfront are available to all guests. There are no lifeguards on duty at the pool. Please supervise your children at all times while on the property, as “Black River Cottages”, the Owner/Operator, manager and staff are not responsible for your children’s safety.
Canoes, kayaks and SUP’s:
Required to be physically fit and in good health.
Water crafts are not allowed to be used under the influence of alcohol, any illegal drug or medication that might adversely affect the ability to operate.
The Registered Guest agrees to use and occupy the property of Black River Cottages at Guest’s own risk and hereby indemnifies the Owner/Operator, manager and staff from any and all claims from any injury or death of any person or for the loss of or damages to any property of the Guest or Guest’s agents, visitor(s) or other third parties.
Failure to comply with any of the above policies may result in immediate eviction and loss of reservation
deposit and all advance payments.
